Inside Our Robotic Cleaning Partnerships: How Green Facilities Is Redefining Managed Commercial Cleaning

We want to be upfront about something. When we first started exploring autonomous cleaning technology here at Green Facilities, we were not looking to make a big announcement about it. We were not chasing a trend. We were simply trying to solve a problem we kept seeing across the facilities we manage every day.

Floor cleaning is one of the most labour-intensive parts of any commercial cleaning contract. It is also one of the areas where standards slip fastest when staffing is stretched, budgets are tight, or schedules are under pressure. We knew there had to be a smarter way to approach it. So we started testing. Quietly, methodically, in real buildings with real clients.

What began as an operational experiment has grown into something we are genuinely proud of. A fully managed robotic cleaning programme, built on three strategic manufacturer partnerships that we have developed through years of hands-on deployment across offices, schools, hotels, health clubs, and logistics facilities.

This is the story of those partnerships, the machines behind them, and what they mean for any facilities manager thinking seriously about autonomous cleaning technology.

Why We Chose Deep Partnerships Over a Simple Product List

There is a version of this story where we just found a robot supplier, put their brochure on our website, and started selling. That is not what we did.

From the beginning, we made a deliberate choice to pursue operational manufacturer partnerships rather than transactional supplier arrangements. We wanted to understand these machines properly. That meant deploying them in live environments, working directly with manufacturers on technical support and firmware, and being completely honest with our clients and ourselves about what the technology could and could not do at each stage.

The three partnerships we have built with iKitbot, Cleanfix, and Sveaverken Sveabot are the direct product of that process. Each relationship has been shaped by real operational experience, not just a commercial agreement. And that depth is exactly what makes our managed robotics programme different from what most cleaning companies are offering right now.


The Robot Fleet

Every robot in the Green facilities portfolio is already in operation through our managed robotics programme. The fleet spans three manufacturer partnerships:

iKitbot - a range of all-in-one commercial scrubbers covering everything from quiet, entry-level floor cleaning (iKitbot ONE S55) through to the flagship S55 Ultra, with IoT integration, multi-floor elevator calling, fleet management, and real-time cloud reporting. The S55 Pro UVC variant adds 222nm Far-UVC disinfection - ideal for healthcare, and hospitality environments.

Cleanfix - Swiss-engineered machines built for reliability in demanding environments. The S170 Navi (Gen. 2) has been central to our school and hotel case studies. The RA660 Navi M and XL extend capability to medium and large commercial spaces, with 24/7 operation possible via automated docking.

Sveaverken Sveabot - a Scandinavian range that covers both indoor and outdoor environments. The V100 handles heavy-duty sweeping across warehouses and outdoor plazas; the S100 Pro M combines sweeping, mopping, and UV-C disinfection; and the S100 Pro R is optimised for deep scrubbing with full water removal.

What Our Managed Robotic Cleaning Programme

Every robotic cleaning programme we run is a fully managed service, designed, deployed, and maintained by our team from start to finish. Every new client engagement begins with a thorough site assessment and cleaning consultancy. We map floor areas, identify structural considerations, understand occupancy patterns, and determine whether the most effective approach is overnight autonomous cleaning, daytime top-up runs, or a hybrid programme that combines robotic floor coverage with our human cleaning teams for touchpoint hygiene and detail work.

From there, we handle machine selection, site installation, full navigation mapping, and staff training. Ongoing maintenance, technical support, and software updates are all included under our Robotics-as-a-Service subscription model, which removes capital expenditure barriers and keeps costs predictable month to month. For organisations that prefer to own their equipment outright, purchase options are available too.

The operational goal is consistent across every site we manage. Autonomous technology handles the large, repetitive floor cleaning tasks efficiently and reliably. Our cleaning teams stay focused on the work that genuinely requires human skill, judgement, and personal attention.
